Costa Rica real estate is bought by many Americans, Canadians, Europeans and others each year. Countless foreigners have chosen to live, invest or retire there. Real estate Costa Rica is a popular investment, e.g. near the beach resort of Sámara in Guanacaste, where it is hot year round. This is the area to look for a bargain.

Costa Rica is a stable country, and relatively rich. It is prosperous enough that many immigrants cross the border from Nicaragua to work in Costa Rica, with or without government permission. This is similar to what happens with USA and its southern neighbor. Nevertheless Costa Rica remains a relatively inexpensive country.

Property Taxes are very low in Costa Rica. Yearly values are 0.0025% of the value you declare on the property. They are declared at a low value, below sales price. The parcel of land you buy from us might be under $100 a year for property taxes.

Property Rights are extended equally to foreigners as to residents. The only exception is for direct beach front property ('concession property'). These parcels of land are not beach front properties.

Land Records are far superior in Costa Rica. They are registered in a National Registry. Our surveyor, Marcos Cascante, can tell you about them.

English is spoken by many Costa Ricans, especially the younger ones. Spanish is the official language. Crime is low. Costa Rica is known as the Switzerland of the Americas, because it is so prosperous and peaceful. The people are friendly and beautiful looking. They live at a more relaxed pace, especially in countryside areas like Samara/Nicoya in the province of Guanacaste.
